We recently got an anonymous tip that the new Floor & Decor location in Kendall was nearing completion. As flooring fanatics, we couldn’t resist taking a sneak peek inside the construction zone even though company execs definitely don’t want photos getting out too early. What we captured was shocking – the massive 50,000 square foot showroom is shaping up to be their most stunning yet!
Rumors have been swirling for months about Floor & Decor’s highly anticipated expansion into Kendall located at 8295 S.W. 124th Ave. As their third store in Miami-Dade, expectations are sky high for an impressive retail space catering to local homeowners, landlords, contractors and designers.
Exterior Construction Progress
Driving up to the Kendall site at night, we could see work crews pouring concrete to complete the expansive parking lot. With 125 spaces, they’ll have more than enough parking for crowds of tile lovers flocking on opening day. We also noticed the eye-catching exterior walls going up displaying Floor & Decor’s signature grays and whites. Rounding the side of the building, trucks were delivering stacks of roof tiles while contractors installed insulation and exterior fixtures in preparation for the grand reveal.

Inside Look at Showroom Build Out
Managing to sneak through a side door one evening, we were stunned by what we found inside. Display areas for stone, porcelain, wood plank, and vinyl flooring samples were already set up although most surfaces were still covered in protective plastic sheets. track lighting and decorative fixtures were waiting to be installed to show off the floors and accent tiles in the best possible light. Perhaps most impressive was the two-story section displaying a massive selection of backsplashes and wall tiles for kitchens and baths.
Behind the Scenes Product Storage and Receiving
In the back storage area, racks were being assembled to house Floor & Decor’s direct shipments from manufacturers across the globe. As a warehouse-format retailer, they are able to leverage bulk purchases and streamlined processing to offer the most competitive prices around according to their guarantee. We also got a peek at the high-tech inventory system being set up to facilitate fast order fulfillment and delivery through their Pro Premier Loyalty Program for contractors.
Impact on Local Market
Industry experts project that Floor & Decor’s opening could increase competition among flooring retailers in the area. Their discounted prices and depth of inventory across all product categories gives them tremendous leverage with cost-focused shoppers. Competitors will likely have to enhance promotional offers, increase advertising, and diversify inventory to retain market share. Floor & Decor’s brand awareness and enthusiastic customer base positions them well to thrive in Kendall.
Community Benefits
The Kendall store has already begun hiring to fill nearly 50 full-time and part-time positions ranging from cashiers to department supervisors. Preferences are being given to local applicants, providing a boost in employment for residents. In addition, the influx of foot traffic to the decor showroom will have spillover effects for surrounding businesses like the cafe next door. Increased local spending and tax revenue from Floor & Decor’s sizable presence will support municipal budgets in the area for years to come.
Current Design Trends
If the Kendall decor and layout is any indication, Floor & Decor is fully embracing some hot new trends in flooring. We noticed many displays with mixed sizes, shapes, colors and materials like geometric porcelain tiles blended with complementary wood tones and marble mosaics. Neutral shades like warm grays and beiges allow for flexibility in design. We also spotted scores of luxury vinyl plank options well-suited for pets and kids. Unique additions like metallic gold grout and iridescent glass tiles add captivating touches sparkling under the perfect lighting.
Sustainability Efforts
Eco-conscious shoppers will be thrilled to discover Floor & Decor’s selection of sustainable floors made from renewable and recycled materials. From reclaimed wood to porcelain mimicking natural stone, water-based finishes reduce environmental impact while retaining durability and visual appeal. Energy efficient lighting and heating/cooling systems also reflect Floor & Decor’s investment in meeting LEED environmental standards for new construction.
Local Partnerships
Collaborating with high-profile firms in the area, Floor & Decor’s new showroom incorporates custom design elements straight from a leading Miami architecture group specializing in contemporary buildings. theater-style displays with neutral backdrops were conceived to direct all attention to stunning flooring focal points. Joint promotions have also been discussed with several luxury home builders and real estate developers to supply new properties hitting the market soon.
While Kendall appears to be Floor & Decor’s current priority, their aggressive growth plan means they are actively scouting opportunities in southern Florida markets. Recent filings indicate the retailer has been checking out warehouse spaces in Homestead and Hialeah for potential stores serving those populations. Local real estate brokers have also been consulted regarding available land parcels that could support expanded centralized distribution centers down the line.
